The information below is intended as a useful guide as to our fees, but the detailed terms will be confirmed to you in our letter of engagement, which will be sent to you after receiving your detailed instructions.

Our charges are based on the experience and expertise of our staff and the level of service that we provide. We will never hide or obscure fees. Our prices are competitive without compromising our level of service to you.

Please request a quote so that we may prepare a detailed personal illustration based on your requirements. Your quote will include an itemised breakdown of all anticipated costs. 

Example conveyancing fees

Our quotation will set out the legal fees and any disbursements that you will need to pay, based on the information that you provide to us. Therefore, the more detail you can give about your property and circumstances the better. Purchase of a freehold residential property for £300,000

Our professional legal fees are £1,250 plus VAT

We will include disbursements within the quotation that we send you and these commonly include the following:

Search fees costs (Local, Water, Drainage, Environmental) will be from £250 to £350 approximately and will vary dependent on the searches required and the charges made by the Local Authority (please note that some searches are subject to VAT).

ID verification fee – £20 per person including VAT

Land Registry fee – The fee is determined by the value of the property you are purchasing;

Stamp Duty fee – The fee is determined by the value of the property you are purchasing/transferring and your personal circumstances.  You may find this link useful to calculate your liability to be paid on completion.

Fees for dealing with electronic money transfers and dealing with the submission of your Stamp Duty land transaction return will be shown on the quotation that you will receive.

Compliance and Administration fee £40

 Leasehold purchase – where the property purchased is a leasehold there will be an additional fee of £550.

Leasehold properties will require us to obtain a sales pack from the managing agents/management company, which can cost from £300.00 plus VAT.

Sale of a freehold residential property for £300,000

Our professional legal fees are £1,100 plus VAT

We will include disbursements within the quotation that we send you and these commonly include the following:

Copy title documents from H M Land Registry £12.00 plus VAT

Fees for dealing with electronic money transfers and dealing with the submission of any documentation will be shown on the quotation that you will receive.

Compliance and Administration fee £40

Leasehold sale – where the property sale is a leasehold there will be an additional fee charge of £500.

Mortgage or remortgage of a residential property

Our professional legal fees start from £675 plus VAT

We will include disbursements within the quotation that we send you and these commonly include the following:

Search fees, if required, can range from £300 to £500 and some searches are subject to VAT.

Land Registry fees of £20.00 – £500.00 are dependent upon the value of the property/mortgage assuming registered and whole of land.

Land Registry Searches of £2.00 plus VAT per person and £3.00 plus VAT per title number

Electronic money transfer fee £35.00 plus VAT

If the property is leasehold, it will be necessary to obtain information from the managing agents or management company.  These are generally in the region of £300 plus VAT.

Notice of charge fee – often the fee is between £30.00 – £350.00 plus VAT

Our fees assume that:

  • This is standard transaction and that no unforeseen matters arise including for example a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
  • A lease assignment is of an existing lease and is not the grant of a new lease.
  • The transaction is concluded in a timely manner and no unforeseen complications arise.
  • All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.
  • No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.
  • Separate specialist tax advice will be sought for complex transactions.
